Our professional US management agents will be on hand in Mexico to ensure that your stay in our villa is perfect. They are based very close to the villas and will present them to a high standard. They can arrange airport transfer and will meet and greet you when you arrive.

Booking Procedure

Please let us know when you decide to reserve your dates. We will issue a rental contract by email for you to sign and return. It will include all payment details and full terms and conditions. The basic terms are:

Rates are excluding local tax (currently 12%). Daily, weekly and monthly rates can vary.

A rental contract will be sent out when you make a reservation. If there is any conflict with this notice, the rental contract will take precedence.

A security deposit will be included in the rental contract and shall be paid in advance with the rental. Tenants agree to pay for any damage.

Payment can be made either direct to us, the owners or to our management agents. Payment to us can be made in the United Kingdom via bank transfer, PayPal, or a U.K. cheque. Payment to our management agents can be made in the US by bank transfer, personal check or by credit card (credit cards will be subject to a handling charge).

A 50% deposit is required to hold the dates. The balance is due 45 days prior to arrival, or 60 days for Christmas and Easter.

Cancellations - Cancellations made 60 days before arrival are 50% refundable, within 30 days are non-refundable unless the villa is re-let in which case a cancellation fee of US$150 will be charged.

Maximum occupancy of each villa is 6 in Casa Selva Caribe or 8 in Casa Vela. Additional guests are not permitted.

No pets or smoking inside.

Check in time is 15.00 hrs, check out time is 10.00 hrs. Early / late check in / out can be arranged at a days notice with our management agents if it is possible.

Our management agents offer a limited number of cell phones, cribs, cots, strollers and other items for rent on a first come first served basis.

All rentals are subject to Mexican law.

Maid service - 2 or 3 times per week. No maid service on Sunday or Mexican holidays. Maid frequency can be increased for US$20 per extra day.

At the time of final payment, you will receive an email outlining all the additional services offered, including airport transfer. Directions and entry procedures will be sent out about 2 weeks prior to arrival. The directions will be from Cancun airport. Entry procedures include the lock box code and service phone numbers - please remember to bring these with you!

Please help us to conserve water, electricity and air conditioning. Please shut off air conditioners when not using the bedrooms and when leaving the villa. All rooms have large ceiling fans.
